Reservations * Payments:
* High Season - March 30, 2012 - September, 6 2012
* Mid Season - March 2 - 29, 2012 and September 7 - 30, 2012
* Low Season - October 1, 2011 -March 1, 2012

Weekly – Check- Ins on Monday or Fridays only, May 23th to September 9th (except Holidays) and can be made in advance
Weekends - June 3rd to August 26th made 2 weeks in advance only. All other dates may be made at any time.
Holidays - 4 Day Holiday Rates available for all holidays EXCEPT 4th of July.  Call for Rates & Information.

After a reservation has been made 50% of the base rental rate must be received within 10 days. Remaining rent, 10%
hotel/motel tax, variable damage/cleaning deposit, a variable processing fee (based on form of payment), optional linen
rental and pet fee (if applicable) must be received 14 days prior to the arrival date.  Credit Card payments
accepted with a 3% courtesy handling service charge.  We now take VISA, Master Card, Discover and American Express.

CHECK-IN is (4pm to 5pm from Aug. 29th to May 23rd). and (4pm to 6pm Mondays and Fridays May 23rd till Aug. 26th)
 
CHECK-OUT is 11:00 a.m. late departures will result in the loss of the security deposit + 1 full day rent.
Keys must be turned into our office upon departure.  After keys are turned in, renter may not return to the property.
Cancellations * Changes * Refunds:
No house changes are allowed once the prepayment has been received; however, reservation date may be changed up
to 8 weeks prior to check-in (as available dates allow for properties $1,200.00 or less ONLY).
No cancellations or changes on any rental $1,200.00 or more may be made after March 15th.
A written cancellation notice must be received 8 weeks prior to arrival date. A refund less variable processing fee
and $50.00 cancellation fee will be issued.
Damage/ cleaning deposit is refundable within 30 days of your departure date. Your house MUST be left in the same
good and clean condition in which it was found to be eligible for deposit refund.
Should a mandatory evacuation order be issued for our immediate area due to a hurricane or other natural disaster a refund less
a prorated fee, processing fee and cancellation fee will be offered for guests with rental dates directly effected who are unable to
complete there rental.  A non-refundable processing fee and cancellation fee will be deducted from any refund made due to an
evacuation.  Management reserve the right to move guests into comparable properties as they are available.
 
Maximum number of occupants and/or guest may not exceed the number of people the property sleeps at any time day or night, coming, going or visiting. At, on or associated with the rental.
Other Information:
PETS - We know you love your pets; however pets are not allowed on the premises at some of our properties. Ask which
properties accept pets with a non-refundable pet fee. Damage deposit will be forfeited and guest's  may be asked to vacate the property
without a refund or prorated rent if a pet or evidence of a pet is found at any property without prior arrangements.  2 Pets Per Property Maximum!
FURNISHINGS & EQUIPMENT - Are provided by individual owners and are not guaranteed, rebates or prorated rent will
not be given.  Due to coastal area conditions television reception, phone connection, etc... can not be guaranteed.
LINENS & TOWELS - ARE NOT FURNISHED but may be rented, please refer to the “Linen Option” rate column.
MISUSE OR ABUSE can and will lead to eviction without refund or prorated rent. Interpretations will be determined by management.
 
NOTICE TO POTENTIAL RENTERS and/or GUESTS OF POTENTIAL RENTERS:
The subject properties are located in a highly corrosive environment adjacent to the waters of the Texas Gulf Coast and are built
on pilings elevating the house structure as much as 10 feet above the ground.  The Lessee is aware that they must evaluate the
personal risk of occupying the subject properties and agrees to assume all risks and to save, indemnify and hold harmless the owner
and leasing agent from any liability arising out of the occupation of the subject properties by the Lessee or any of the Lessee
occupying party or guests.

** Although we will make every attempt to work with our renters.... Management reserves the right to move renters
to a comparable property with or without notice should the need arise.
